Türkiye has established the maximum rent increase for lease agreements renewed in August 2026. The limit has been set at 31.90%.

The figure is calculated based on the average change in the Consumer Price Index, or TÜFE, over the previous 12 months. According to the published data, annual inflation reached 31.75% in July, while the 12-month average TÜFE amounted to 31.90%.

The new limit applies to the standard annual renewal of residential and covered commercial property lease agreements. A property owner cannot increase the rent by more than 31.90%, even if a higher rate is stated in the agreement. At the same time, the parties may agree on a lower increase.

For example, if the current monthly rent is 30,000 Turkish lira, the maximum increase will amount to 9,570 lira. Therefore, the new monthly rent must not exceed 39,570 lira.

The limit applies only to agreements whose annual renewal date falls in August 2026. For agreements renewed in other months, the TÜFE figure applicable on the corresponding date is used.

Separate rules may apply when the rent is reviewed by a court, including after five years of tenancy. In such cases, not only inflation indicators but also the condition of the property, market rental rates, and other circumstances are taken into account.

The established limit is relevant to both Turkish citizens and foreign property owners and tenants. It makes it possible to calculate the permitted increase in advance and account for changes in rental income when planning real estate investments.
