• Citizenship and residence permit. Purchasing real estate properties with a total cadastral value of at least 400,000 USD gives the right to apply for Turkish citizenship. To obtain a residence permit by ownership (Ikamet), the minimum cadastral value of the property must be at least 200,000 USD.
• Registration of ownership. The transaction is processed through the official state land registry (Tapu). A foreigner only needs a valid international passport and an official valuation report.
• Taxes and fees. When registering ownership, a one-time tax of 4% of the cadastral value is paid. The tax on residential rental income for individuals is 5% of the net income.
