Turkey has announced the maximum rent increase permitted for lease agreements renewed in October 2026. The limit is 31.49% and applies to both residential and commercial properties.
The rate is calculated based on the average change in the Consumer Price Index (CPI) over the previous 12 months. According to the Turkish Statistical Institute, consumer prices rose by 1.84% in September 2026 compared with the previous month and by 29.73% year on year. The 12-month average inflation rate was 31.49%.
The announced percentage represents the maximum permitted increase, not a mandatory adjustment. Landlords and tenants may agree on a lower rate. If the lease already specifies a lower percentage, that provision applies during an ordinary annual renewal. A landlord cannot unilaterally impose an increase above the legal limit.
For example, with a current monthly rent of TRY 30,000, the maximum increase would be TRY 9,447. The new monthly rent could therefore reach TRY 39,447 after renewal.
In September 2026, the maximum permitted increase was 31.79%, while in October 2025 it stood at 38.36%. The limit has therefore continued to decline gradually, although the permitted adjustment remains substantial.
A separate rent review procedure may apply to lease agreements that have been in effect for more than five years. In such cases, the new rental amount may take into account not only inflation figures but also the property’s condition, comparable market rents and other relevant circumstances.
The declining rent increase limit reflects a gradual easing of inflationary pressure in Turkey. However, rental prices continue to rise in nominal terms, making renewal conditions an important consideration for both tenants and property owners.
