In August 2026, foreign buyers accounted for 52% of apartment transactions in Batumi, exceeding the share of Georgian citizens for the first time. The statistics cover property sales in both new residential developments and the existing housing stock.

A total of 1,235 apartments were sold in Batumi during the month. The number of registered transactions decreased by 4.3% compared with August 2025. At the same time, the total value of the market increased by 2.9% to $81 million.

The number of transactions in new residential developments fell by 6.3% year-on-year. The main decline occurred in the primary market, where 24.2% fewer sales were registered. Meanwhile, resales of apartments in newly constructed buildings increased by 15.1%.

Sales in the older housing stock rose by 31.4%. Therefore, despite a slight decrease in the overall number of transactions, Batumi’s secondary property market continued to demonstrate positive dynamics.

The weighted average price of apartments in new buildings reached $1,386 per m² in August, increasing by 1.2% compared with the same month of the previous year. In the resale segment for apartments in newer buildings, the average price rose by 12.8%.

Primary-market statistics showed a 16.3% decrease in the average price. However, this result was affected by the high comparison base of August 2025, when a large number of transactions in one expensive development were registered simultaneously. Excluding this project, the average price of primary property in August 2026 would have increased by 1.2%.

The latest data show that international interest in Batumi property remains strong. Foreign buyers now generate more than half of demand, while the total value of the market continues to grow. However, performance varies between segments, making location, project quality, liquidity and future rental or resale potential increasingly important considerations for buyers.
