Istanbul Leads Global Ranking for Rental Price Growth Турция

Istanbul ranked first among the world’s major cities in terms of rental price growth. The findings were published in Deutsche Bank Research Institute’s “Mapping the World’s Prices 2025” study.

Analysts compared rental costs across 69 cities between 2020 and 2025. All figures were calculated in US dollars, allowing price movements in different markets to be compared.

One-Bedroom Apartment Rents in Istanbul Increased by 178.5%

The most significant growth was recorded in the segment of one-bedroom apartments located in central districts. Over five years, rental prices for these properties in Istanbul increased by 178.5% in US dollar terms, the highest rate among all cities included in the study.

The ten cities with the highest rental price growth were:

  1. Istanbul — 178.5%
  2. Buenos Aires — 118.3%
  3. Riyadh — 116.5%
  4. Mexico City — 74.4%
  5. Lisbon — 72.3%
  6. Edinburgh — 60.4%
  7. Madrid — 59.1%
  8. Singapore — 55.4%
  9. Dubai — 53.9%
  10. Barcelona — 47.3%

Even stronger growth was observed in the spacious housing segment. The average monthly rent for a three-bedroom apartment in central Istanbul increased from $602 in 2020 to $1,764 in 2025, representing growth of approximately 193.1%.

Istanbul Strengthens Its Position in the Property Market

The study reflects significant changes in Istanbul’s rental market over the past five years. Population growth, strong housing demand, limited supply in sought-after districts and continued infrastructure development are supporting interest in the city’s property market.

However, leading the ranking for rental growth does not mean that Istanbul has become the world’s most expensive city for tenants. In terms of the absolute rental cost of three-bedroom apartments, Istanbul ranked 53rd among the 69 cities included in the study.

The strong increase in rental rates highlights Istanbul’s investment potential. Nevertheless, property buyers should consider the district, transport accessibility, individual property characteristics and realistic rental yield before making a decision.
