Residential property prices in Türkiye continued to rise in August 2026. According to data from the Central Bank of the Republic of Türkiye (CBRT), the Residential Property Price Index increased by 0.9% compared with July and reached 236.8 points.

On an annual basis, housing prices increased by 23%. However, when adjusted for inflation, the index declined by 6.5% compared with August last year. This means that property prices in Turkish lira continue to rise, although the pace of growth remains below the inflation rate.

Housing prices also increased in the country’s largest cities. In Istanbul, prices rose by 1.9% over the month and by 26.3% year-on-year. Ankara recorded an increase of 1.5% for the month and 24.8% for the year, while prices in Izmir rose by 2.7% and 23.3%, respectively.

Price trends varied across Türkiye’s regions. The highest annual increase, at 27%, was recorded in the group of provinces comprising Bingöl, Elazığ, Malatya, Tunceli, Van, Bitlis, Hakkari and Muş. The most moderate annual growth was observed in the Edirne, Kırklareli and Tekirdağ region, at approximately 13%.

Rental costs for new tenants also continued to increase. In August, the corresponding index rose by 2.3% compared with the previous month and by 26.4% year-on-year. After adjustment for inflation, however, the index declined by 3.9%.

Therefore, nominal housing price growth in Türkiye continued in August 2026, both nationwide and in the country’s largest cities. However, property prices are rising more slowly than overall inflation, meaning that real price growth remains negative.
