Starting October 1, 2026, Turkey’s Secure Payment System (Güvenli Ödeme Sistemi) will become mandatory for real estate transactions. The launch was originally scheduled for July 1 but was postponed by the Ministry of Trade to allow banks and government institutions to complete the necessary technical integration.

The new system will change the way property payments are made. Instead of transferring funds directly to the seller, the buyer will deposit the money into a secure bank account. Once the title deed (TAPU) has been officially registered, the bank will automatically release the funds to the seller. If the transaction is canceled or cannot be completed, the full amount will be refunded to the buyer.

The introduction of the Secure Payment System is expected to increase transparency in real estate transactions and provide additional protection for both buyers and sellers. The new procedure is designed to reduce financial risks and make property purchases safer for both Turkish citizens and international investors.

However, professionals emphasize that the secure payment system does not replace legal due diligence. Before purchasing a property, buyers should still verify whether the property is free from mortgages, liens, legal disputes, or any other encumbrances.
