Tbilisi’s residential real estate market continues to demonstrate positive momentum. In July 2026, approximately 4,500 apartments were sold in the Georgian capital, representing an increase of 22.8% compared with the same month last year, according to a report by Colliers Georgia.
The total market volume increased by 36.7% to approximately $393 million. Particularly strong growth was recorded in new residential projects, where the number of transactions rose by 29.8% year-on-year. Sales on the primary new-build market increased by 30.5%, while transactions on the secondary market grew by 28.9%.
Samgori emerged as one of the key drivers of the market, accounting for 44% of the increase in transactions in new projects. This was partly due to the expansion of supply and the launch of new residential developments.
Growing buyer activity has been accompanied by rising property prices. The weighted average price of apartments in Tbilisi’s new-build projects increased by 10% compared with July 2025. Prices rose by 13.3% in central districts, by 14.8% in areas near the city centre and by 10% in residential suburbs.
On the secondary market, the weighted average cost of housing increased by 9.6%. Among older residential properties, the most significant annual price increase was recorded in central Tbilisi, reaching 15.1%.
The July results indicate sustained demand for residential property in the Georgian capital. The simultaneous growth in transaction numbers, property prices and total market volume confirms the sector’s continued development and ongoing interest in Tbilisi as a destination for real estate purchases.
