Abu Dhabi’s residential property market continued to strengthen in the second quarter of 2026. According to research by ValuStrat, residential property prices in the emirate increased by 17.8% compared with the same period last year.
Apartments recorded the strongest performance, with prices rising by 24.1% year-on-year. Villa prices increased by 12% over the same period. On a quarterly basis, residential property prices rose by 2.1%, indicating that the market maintained positive but more moderate momentum.
The highest annual increase in apartment prices was recorded in Al Reef, where values rose by 41.6%. Other locations with notable price growth included Al Muneera Island, Al Reem Island, Al Bandar and Saadiyat Island.
A total of 7,206 residential property transactions were registered in Abu Dhabi during the second quarter. Off-plan properties accounted for the majority of sales, representing 84% of all transactions. In total, 6,061 off-plan units were sold, an increase of 156% compared with the previous year.
The average residential property transaction value amounted to AED 4.14 million. The average price of off-plan properties reached AED 22,647 per square metre, representing an annual increase of 21.2%.
Positive momentum was also recorded in the rental market. Average asking rents for residential properties increased by 4.7% year-on-year, with apartment rents rising by 5% and villa rents by 4.4%.
The second-quarter results confirm the resilience of Abu Dhabi’s property market. Rising residential prices and the high proportion of off-plan transactions reflect sustained demand and continued buyer interest in the emirate’s new residential developments.
