Phuket’s villa market continues to strengthen amid sustained interest from international buyers. By the end of 2025, villa sales on the island had increased by 12.9%.

The growth in transactions reflects changing buyer preferences. Instead of small resort apartments, buyers are increasingly choosing spacious villas with private grounds, swimming pools, and amenities suitable for long-term living.

The most sought-after locations remain on Phuket’s west coast, including Bang Tao, Cherng Talay, Layan, and Kamala. These areas attract buyers with their proximity to beaches, well-developed tourism infrastructure, international schools, restaurants, and resort complexes.

Another factor supporting market growth is the limited availability of land suitable for development in coastal areas. Land scarcity helps support the value of existing properties and increases developers’ interest in premium villas and branded residence projects.

According to market participants, buyers are increasingly purchasing property in Phuket not only for seasonal holidays but also for permanent residence, relocation, or capital preservation. Demand is also supported by the development of the tourism sector and the island’s popularity among travelers, expatriates, and remote professionals.

Research by Colliers indicates that Phuket’s residential property market is in an expansion phase, driven by international demand, the recovery of tourist arrivals, and growing developer confidence. At the same time, the market is becoming more selective: buyers are paying greater attention to location, developer reputation, project quality, and the potential for subsequently renting out the property.

The 12.9% increase in sales reflects the performance of the overall segment and does not guarantee the same price dynamics for every property. The potential of a particular villa depends on its location, distance from the beach, quality of management, maintenance costs, and legal ownership structure.
